Cost of living in Chiang Mai

A comfortable single month in Chiang Mai costs about THB 52,100, roughly $1,584, rent included. That buys a furnished one-bedroom near Nimman, food out most days, a scooter and insurance. A basic version of the same life runs THB 25,600 ($778). Luxury runs THB 118,900 ($3,614). Figures are September 2026, at THB 32.9 to US$1.

The basic column is a real life, not a survival budget

THB 25,600 a month ($778) is the lowest honest figure in this series. It is not a bunk bed and instant noodles. It buys a Santitham studio, Thai food twice a day, a rented scooter, a phone plan and a local health policy.

That is the whole case for moving to Chiang Mai. Bangkok's comfortable line is $2,180. Chiang Mai's comfortable line is $1,584, and the cheap column below it still works as a life.

Rent is why. A Santitham studio runs about THB 8,000 ($243). Nimman wants THB 12,000–28,000 ($365–850) for a one-bedroom (FazWaz and The Thaiger, read 8 September 2026). Which area you choose moves your total more than any other decision on this page.

Add a hot desk and the comfortable line becomes THB 55,600 ($1,690). A coworking membership is about $106 a month (nomads.com, read 10 September 2026).

Health insurance is the line people delete first. A local policy costs around THB 18,000 a year ($547). An international one is nearer THB 65,000 ($1,976), per The Thaiger of 11 August 2026. Budget one of them.

Rice is the gap in that table. Numbeo's per-kilo figure works out at about THB 227 for 5 kg ($6.90), and bag prices in Big C and Lotus's are normally lower than that. No shelf price was verified. CHECK

The imported aisle is where the budget breaks

Cheese, wine and cereal. Imported cheddar costs THB 106–138 for 200 g ($3.20–4.20), September 2026 (Numbeo and Expatistan). Anything from a Western shelf carries the same kind of markup.

Western restaurants. A mid-range Italian dinner for two runs THB 1,102 ($33.50). The Thai equivalent is THB 650 ($19.75). Eat imported every night and you add roughly THB 13,500 ($410) a month.

Hot-season electricity. A bill without air conditioning runs THB 800–1,500 a month. From March to May with the AC on it runs THB 3,000–5,000 ($91–152), per Thailand Starter Kit of 3 August 2026. The per-unit rate depends on your building, which is a renting question rather than a budget one.

Cash. Foreign-card ATM withdrawals now cost about THB 250 ($7.60) on Visa machines and up to THB 350 ($10.65) on some Mastercard ones. AEON charges around THB 150 ($4.56), per The Thaiger of 11 August 2026. PromptPay QR is universal here, and a foreign card cannot pay one, so a Thai bank account is a budget item and not an errand.

Fuel, maybe. Numbeo puts petrol at THB 47.92 a litre, read 10 September 2026. Expatistan puts it at THB 35 in August 2026. That is a 37% gap on the same month, and the transport line moves with it. CHECK

Lunch costs THB 50 and the coffee is half Bangkok's

Local food. A local lunch is THB 50–70 ($1.50–2.15). A Nimman cappuccino is THB 59–70 ($1.80–2.15), which is roughly half what the same cup costs in Bangkok.

Data and fibre. A 10 GB mobile plan is THB 433 a month ($13), read 10 September 2026 on Numbeo. Fibre at 300 Mbps is about THB 690 ($21), per The Thaiger of 11 August 2026.

Getting about. Numbeo's taxi maths gives THB 95 ($2.90) for 3 km and THB 225 ($6.80) for 10 km, read 10 September 2026. A rented scooter is THB 2,000–3,500 a month ($61–106).

The rest. A gym membership is THB 1,311 ($40) and a cinema seat THB 150–220 ($4.55–6.70), both September 2026. Massage and local produce sit at the same level.

The cost nobody puts in the budget is February

Every budget on this page is a twelve-month budget for a nine-month city.

Chiang Mai sits in a valley that traps smoke from field burning. On 5 April 2026 Chiang Mai, Lamphun and Phayao were declared emergency disaster zones. The air quality index hit 206 and PM2.5 reached 131 µg/m³ (The Thaiger, 5 April 2026). Thailand's own 24-hour limit is 37.5. The WHO guideline is 15.

March 2025 was the same. A large share of long-stay foreigners leave for those months.

So price the escape. Three months elsewhere, at the cost of wherever you go, plus flights, plus a lease you keep paying. Add an air purifier and a box of N95 masks whether you leave or not. Nobody's cost-of-living table includes any of it, and it is the single biggest number in a real Chiang Mai year.

Run the sums twice

Do your arithmetic once at THB 52,100 for twelve months. Then do it again at nine months here and three months somewhere costing double. The second number is the one you have to earn.

Where Numbeo, Expatistan and we disagree

Numbeo puts a single person at THB 18,240 ($554) a month before rent, from 55 contributors and 727 entries. Add its own city-centre one-bedroom of THB 15,982 ($486) and the all-in total is THB 34,222 ($1,040). Read 10 September 2026, updated 7 September 2026.

That is THB 17,900 ($544) below our comfortable line. The gap is the food line. Numbeo's sample assumes you cook and eat Thai. Ours assumes you eat out most days and keep insurance. CHECK

Expatistan puts a single person at THB 32,052 ($974) all in, on August 2026 prices. That figure rests on fewer than five contributors, and the site refused a direct read on 10 September 2026, so it comes from its own public listing. Treat it as thin. CHECK

Nomads.com, updated 10 September 2026, gives $1,348 for a nomad, $1,069 for an expat and $614 for a local. Its city-centre one-bedroom of $475 sits within $11 of Numbeo's. The Thaiger of 11 August 2026 calls THB 40,000–60,000 ($1,216–1,824) comfortable, and our THB 52,100 sits inside it.

Four sources, one outlier. Use the ranges, not the point estimates, and expect your first month to run high.
