The Thailand DTV visa, honestly

The Destination Thailand Visa grants five years of multiple entry, 180 days a stay. It covers remote workers, soft-power students and their dependants. They must hold THB 500,000 ($15,200) for three months. The fee is THB 10,000 ($304) for the term. Since 31 August 2026 you apply only through the Thai mission for your country or legal residence. You cannot apply from inside Thailand.

Current at 9 September 2026. Dollars at THB 32.9 to US$1, the rate of 8 September 2026.

Five years, and 360 days in a row if you extend

Five years, multiple entry, with 180 days stamped on arrival at each entry (thaiembassy.com, 1 Sep 2026; thailawonline.com, reviewed 7 Sep 2026). You can extend once per entry for 180 more days, up to 360 days in a row on that entry. Immigration can ask for updated papers before granting it.

Six of the ten city guides in this series mention this extension. All describe it the same way. That means one in-country extension of another 180 days, not a lifetime extension. It is filed at the office for your registered address, and not guaranteed (London and Paris missions, 11 Sep 2026).

The extension costs THB 1,900 ($58) in cash (thailawonline.com, 7 Sep 2026). There is no renewal at year five. You reapply under whatever rules stand then. The lowest age is 20 if you support yourself (dtv.in.th, read 10 Sep 2026).

Processing time is set by mission, not contested. London gives about 15 working days, up to 4–6 weeks for certain cases. Paris gives about 4 weeks (London and Paris missions, read 11 Sep 2026). Budget for the longer figure your own mission publishes.

Most people fit into three groups.

  • Workcation — remote staff, freelancers and owners whose clients and income sit outside Thailand.
  • Thai Soft Power — Muay Thai, approved cooking training, medical treatment, and wellness or sports training.
  • Dependants — a spouse and children under 20.

There is no fourth group: medical treatment sits inside Soft Power at both London and Paris (read 11 September 2026).

Consular fees are flat per mission. THB 10,000 is the headline rate. London charges about £300, Paris about €350, or roughly THB 13,000–13,400 with local-currency rounding (London and Paris missions, read 11 Sep 2026). A wider agent-site range is not a consular fee schedule.

A criminal-record certificate has been required for all who apply since 31 August 2026. Your home country issues it, or the country you apply from. The validity window is mission-set, not contested. Paris wants it under three months, London accepts up to six (London and Paris missions, read 11 Sep 2026).

You apply online only, at thaievisa.go.th — walk-in filing ended 1 January 2025 (thailawonline.com, 7 Sep 2026). You cannot apply from inside Thailand. You cannot convert a tourist entry into a DTV. Proof of residence means a residence permit, a work permit, a student visa or permanent-residency papers. A tourist stamp or a rental contract does not count (issacompass.com, 28 Aug 2026).

No Royal Gazette text and no single Thai state paper sets any of this out. The rule rests on embassy notices, the first from Vientiane on 27 August 2026. CHECK Treat it as guidance from missions, not law, until one turns up. Filings paid before 31 August 2026 keep the old rules.

What the DTV will not let you do

  • No work permit, and none is available on this visa.
  • No job with a Thai company, and no Thai clients, even when the money lands abroad. Break this rule and Thailand can cancel your visa (thailawonline.com, 7 Sep 2026).
  • No safe bank account. Thai banks read the DTV as a tourist visa, and most refuse it. Bangkok Bank accepts about 20% of applicants, Kasikorn about 15% (visamanager.io, 6 Mar 2026). Opening a Thai bank account covers which ones bend.
  • No settled right to a Thai driving licence. The Land Transport Department has published nothing national on DTV holders.
  • Not residency, no path to permanent residence, and no tax break anywhere (dtv.in.th, read 10 Sep 2026).

The paperwork continues after you land

You file a TM47 90-day report at least once per entry on a 180-day stay. Your landlord must register your address on the TM30 within 24 hours. The TM30 fine varies. Some 2026 readings cite THB 800–1,600 ($24–49) per person, others THB 800–2,000 ($24–61) — figures unverified by the series. CHECK The TDAC arrival card is mandatory since 1 May 2025, filed free within 72 hours of entry (thaiembassy.com, 11 Sep 2026). From 1 October 2026 the THIM app joins as a pilot. It skips the 90-day report so far. Its mandatory status is not fixed (thailawonline.com, 5 Sep 2026).

Spend 180 days in a calendar year and you become a Thai tax resident, under Revenue Code section 41, third paragraph. One 180-day stay puts you exactly on that line. A second entry in the same year crosses it.

Overstay costs THB 500 ($15.20) a day, capped at THB 20,000 ($608). A ban follows if you are caught (siam-legal.com, 10 Feb 2025).

Six situations where the DTV is the wrong choice

  • You need a Thai bank account, to buy a condo or hold a retirement deposit. The DTV rarely gives you one. Look at the LTR visa or Thailand Privilege instead.
  • You are 50 or over, with a pension, and want to settle in one place. The retirement extension fits better than 180-day stamps and a locked deposit.
  • You want Thai clients, a Thai boss or a Thai salary. That needs Non-Immigrant B with a work permit, or LTR Highly-Skilled.
  • You clear US$80,000 a year. The LTR gives ten years and one report each year, against the DTV's five years and its 90-day cycle.
  • You want to drive legally outside Chonburi and Rayong. No national rule covers a DTV holder at a licence counter. Getting a Thai driver's licence explains why the province matters more than the visa.
  • You cannot get a criminal-record certificate quickly, or you are already in Thailand on a tourist stamp. You cannot file from inside Thailand since 31 August 2026. Fly home first, or look at Thailand Privilege.

The DTV still wins for a reader who can prove where they live

For a remote worker who can prove residence and clear the deposit, the DTV delivers. It is the best remote-worker visa in the region. It gives five years for one THB 10,000 fee, with no boss needed. Its THB 500,000 deposit beats the retirement extension's THB 800,000 ($24,316) (thailawonline.com, 5 Sep 2026). Its one hard limit: no Thai employer, no work permit, no Thai clients. It is the wrong choice for anyone chasing a Thai bank account, a Thai salary, or a settled retirement. The routes above suit those readers better. The 31 August 2026 residence rule closed something else. It ended the border-run culture the visa was partly built on, in cities like Chiang Mai.

Chapter 10 of Living in Southeast Asia 101 ranks every long-stay visa across seven countries in one table.
