Renting an apartment in Phuket
You pay two months deposit plus one month in advance. On a THB 35,000 flat that is THB 105,000 ($3,190) before you hold a key, at the rate of 8 September 2026. The agent costs you nothing, because the landlord pays. The month you sign matters more than the address. A September quote is not a January price.

Shop between May and October, or pay for it all year
Phuket runs on two seasons, and they set your rent as firmly as hotel rates. High season is November to April, low season May to October. That split is the first thing to understand about moving to Phuket.
The median asking rent across the FazWaz network was THB 30,000 ($910) in January and February 2026, and THB 40,000 ($1,215) by April (thethaiger.com, 13 June 2026). The full-year median across 54,628 enquiries was THB 35,000 ($1,065).
In low season, annual leases carry discounts of 20 to 40%. CHECK That range comes from agents, not a published index. Nobody runs a Phuket rent series, so read it as a direction.
In high season, landlords market "monthly" rates. Those are holiday prices wearing a residential label. A six-month lease costs a premium, which is the trap that catches December arrivals.
September and October are the quietest months. Units sit empty and landlords want them filled. Sign twelve months at a twelve-month rate.
The upfront cash is two months plus one, and the agent is free
Two months deposit plus one month in advance is the island standard, seen verbatim in Rawai and Phuket Town listings in September 2026.

A holding deposit of THB 5,000–10,000 ($150–305) takes the unit off the market at the viewing. Twelve months is the standard term. Notice runs one to two months, and breaking the lease forfeits the deposit.
The landlord pays the agent, usually one month's rent on a one-year lease. CHECK That is local convention rather than law, so confirm it in writing before you view.
A lease longer than three years must be registered at the Land Office to be enforceable.
Most buildings re-bill electricity at roughly double the government rate
The regulator held the average tariff at THB 3.95 per kWh ($0.12) for September to December 2026 (nationthailand.com, 22 July 2026). Household charges are progressive. They run THB 2.3488 to 4.3583 a unit before the fuel adjustment, service charge and VAT (nationthailand.com, 24 August 2026). The first 200 units were capped at THB 3 in September.
You will rarely pay that. Many buildings and most villas bill a resort rate of THB 6 to 8 a unit ($0.18–0.24). One Laguna listing states it openly, at THB 7 a unit for power and THB 15 for water (dotproperty.co.th, September 2026). It is legal, and 50 to 100% above the government tariff.
What that costs in practice, September 2026:
- A one-bedroom with the air conditioning running, THB 1,500–4,000 a month ($46–122) at resort rates
- A villa with a pool, THB 6,000–15,000 ($182–456). The pump is the line people forget
- Water through the provincial authority, THB 15–20 a unit, or a flat monthly charge
- Internet, THB 500–700 ($15–21), included in serviced and co-living buildings
Ask one question at every viewing. Who bills the electricity, and at what rate per unit? The tariff cap expires in December 2026, so a resort-rate meter gets worse from January.

Furnished is the default, so check the water tank rather than the sofa
Furnished is the default here, unlike much of the region. A mid-market one-bedroom comes with white goods, air conditioning and a bed. Common-area fees are the owner's cost and should never reach you.
That frees your viewing for the things that fail. Piped water is pressure-rotated in dry months, meaning rationed by schedule, and the province issued a 100-day water countdown in March 2026. Ask whether the building has a storage tank and a pump. In a dry March, a villa without storage is a villa without a shower.
You can take 5 to 15% off the asking rent
Expect 5 to 15% off asking on a one-year lease. CHECK That is an agent estimate rather than a published figure. Stale villa listings and low-season deals go further.
The supply behind it is real. Some 45,066 condominium units launched from 2021 to 2025. There are 40,600 listed for sale across 343 developments, with 6,000 to 8,000 more due in 2026.
The villa end is worse for owners and better for you. In the first half of 2025, 1,908 villas sat unsold, worth THB 73.73bn ($2.24bn) (REIC via nationthailand.com, 2 October 2025). An owner who cannot sell will rent.
One thing caps how hard you push. The median asking rent rose about 20% in the six months to April 2026.
The portals are mostly one company
FazWaz dominates the island and also runs Thailand-Property, Dot Property, Hipflat and Proppit. Reading four of those is reading one database.

- DDproperty and Livinginsider — the rest of the national portal traffic
- Facebook — "Phuket Rentals", plus the Rawai and Nai Harn groups. Cheaper and messier
- Telegram — large Russian-language channels, biggest in Rawai and Chalong
- Local agencies — Pearl Property, Indigo and Siam Real Estate
Portal prices are asks, not signed rents. CHECK No index shows what leases close at here, and the 2026 trackers price the same areas below the portals. The eight areas foreigners live in carries both sets.
Your landlord owes immigration a TM30 within 24 hours
Whoever owns the address must tell immigration within 24 hours that a foreigner sleeps there. That is the TM30, filed online.
Chase the receipt, because it starts a chain. The TM30 receipt gets you a residence certificate, and the certificate gets you a Thai driving licence. On an island with 26,515 no-licence cases in 2025, that chain matters (thephuketnews.com, 30 January 2026). Read the Thai driver's licence rules before you sign a lease.
Your own duty is the TM47 90-day report, filed online. On a DTV visa with 180-day entries, you will file it. Missing it costs THB 2,000 ($61), or THB 5,000 ($152) if immigration finds it first.
Four scams here, and the habits that stop them
These four are common on Phuket (thethaiger.com, 24 July 2026).
The cloned listing. Real photographs, an under-market price, a deposit demanded before any viewing. The defence: never pay for a place you have not stood inside.
The villa sub-let without consent. A sitting tenant re-lets the house and keeps your money. The owner arrives and you have no contract. The defence: ask to see the chanote, the title deed, and match its name to your contract.
The guaranteed rental return. Off-plan units sold on a promised yield. The guarantee is worth what the developer is worth. The defence: price the unit as if it did not exist.
Dirty land, if you go on to buy. Plots once forest or park land carry no statute of limitations. The defence: a lawyer checks the title history before money moves.
One habit covers all four. Film every room on your phone the day you move in. The deposit argument happens twelve months later, and the video wins it.
