Best neighborhoods in Phuket for expats
Eight areas hold almost every foreigner on Phuket, and the coast sorts them, not a train. Bang Tao, Kamala and Surin, Patong, Kathu, Phuket Town, Rawai and Nai Harn, Cape Panwa, and Mai Khao. One-bedroom rents run THB 12,000 to 60,000 ($365–1,825) in September 2026. There is no rail, so every address is measured in scooter minutes.

You measure an address in scooter minutes, not in stops
There is no railway on the island and nothing under construction. That one fact shapes every choice about moving to Phuket. The Phuket Smart Bus runs from the airport to Rawai down the west coast, more than 25 stops, THB 100 ($3.04) flat (phuket101.net, 4 September 2026). One guide puts it at every 30 minutes from 08:15, another at hourly from 06:00. CHECK Two sources, two timetables, and no schedule published by the province.
Everything else is a scooter, a car or a ride-hailing fare. A scooter rents for THB 4,000–5,000 a month ($120–150) (phuket101.net, 3 September 2026). Three points choke the island: Thepkrasattri Road, the Heroines' Monument junction and Patong Hill. Check an address against those three before you look at the kitchen.
Riding costs money a second way. Phuket recorded 26,515 no-licence cases in 2025, and 20,901 of those fined were foreigners (thephuketnews.com, 30 January 2026). Read the Thai driver's licence rules first. On a DTV visa the licence counter is a grey area. CHECK Some offices accept a DTV with a residence certificate and others refuse.
Rents below are monthly, from listings on thailand-property.com and dotproperty.co.th read 8 September 2026. Where sources disagree, you get both. These ranges move with the season. The island median went from THB 30,000 in January 2026 to THB 40,000 by April (FazWaz via thethaiger.com, 13 June 2026).
Bang Tao and Cherngtalay hold half the island's foreign housing
THB 30,000–60,000 ($910–1,825) for a one-bedroom. Villas THB 120,000–250,000 ($3,650–7,600). The area holds 54% of Phuket's residence supply and nine branded projects in the pipeline (C9 Hotelworks, 2026). Boat Avenue carries the imported groceries, and BISP, UWC and HeadStart are the schools.
Two trackers price the same one-bedrooms lower, at THB 22,000–45,000 (BAANLYY, 7 July 2026) and THB 25,000–50,000 (Varsovia Estate, 28 June 2026). CHECK Portals quote September asks and trackers quote signed leases. Read the low end as the real one.
Who lives here: families, remote workers, and Russian, Gulf and European owners.
The drawback. It is a building site and has been for years. A mall opens in 2026, a THB 4.3bn ($131M) Bumrungrad hospital in 2027, a school in 2028. Noise now, higher rent later. Restaurant prices on this strip run above Bangkok.
Good for: families, budgets near $2,500 a month, and anyone who will drive.
Kamala and Surin are the same coast, quieter and older
THB 25,000–40,000 ($760–1,215). Hillside condominiums with sea views, and villa estates above them. BAANLYY puts the pair at THB 20,000–40,000 (7 July 2026) and Varsovia puts Kamala at THB 18,000–35,000 (28 June 2026). The three broadly agree, which is rare here.
Who lives here: second-time residents, couples with no school run, older Europeans.
The drawback. The hills are the point and the problem. You drive to everything, the roads are steep, and they are wet from May to October. Kamala takes heavy swell in the same months (Varsovia Estate, 28 June 2026).
Good for: couples, second stays, and anyone who found Bang Tao too busy.
Patong is the loudest address in this series
THB 20,000–35,000 ($610–1,065). BAANLYY puts it at THB 14,000–28,000 (7 July 2026). CHECK Patong stock is 37% studios bought by short-let investors, so asks move with the tourist season.
Who lives here: bar and tourism workers, short-stayers, people who want the noise.
The drawback. Bangla Road runs past two in the morning. Patong Hill is one of the three choke points. The 3.98 km tunnel meant to fix it goes to bidding in 2026, with construction from 2027 (thethaiger.com, 6 November 2025).
Good for: hospitality work, a first six months, and anyone who sleeps through anything.
Kathu is the cheapest modern stock and has no beach
Studios THB 12,000–16,000 ($365–485). Inland, ten to fifteen minutes from Patong and Central Phuket. The stock is 47% one-bedroom and 20% studio (FazWaz via thethaiger.com, 13 June 2026). Varsovia prices one-bedrooms here at THB 12,000–22,000 (28 June 2026).
Who lives here: teachers, budget arrivals, Thai professionals and Myanmar staff.
The drawback. No bus, no beach. You will own a scooter within a week, and your beach run crosses Patong Hill.
Good for: teachers, first-year arrivals, and anyone who would rather not buy a sea view.
Phuket Town is the only part of the island with public transport
THB 14,000–25,000 ($425–760). Government offices, Central Phuket, Bangkok Hospital and the Sunday walking street. Electric town buses run three routes at THB 15–40 ($0.46–1.22), in place of the pink buses since June 2025. Blue songthaews reach the beaches for THB 30–50 and stop at 18:00 (phuket101.net, 4 September 2026).
BAANLYY prices Phuket Town together with Kathu at THB 10,000–18,000 (7 July 2026). CHECK That blends a town centre with an inland suburb, so it reads low.
Who lives here: long-stayers, Thai households, and people who want Thailand, not a resort.
The drawback. The west-coast beaches are a 40-minute drive, and you will make it often.
Good for: long-stayers, hospital appointments, and a budget that still wants a city.
Rawai and Nai Harn are the south, and the airport is an hour away
THB 25,000–42,000 ($760–1,275). Villas THB 55,000–150,000 ($1,670–4,560). Muay Thai gyms, the best swimming beaches on the island, and the Smart Bus terminus.
This is the widest source gap on the page. BAANLYY puts one-bedrooms at THB 14,000–25,000 (7 July 2026) and Varsovia at THB 15,000–30,000 (28 June 2026). CHECK Budget for the middle and view the low end first.
Who lives here: Russian-speaking families, martial-arts people, long-stay remote workers.
The drawback. The airport is 60 to 90 minutes away. Resale here is the slowest on the island. Villas at THB 20M–40M carry 244 months of unsold stock (REIC and the Phuket Real Estate Association, 2 October 2025).
Good for: families, gym people, and a villa without Bang Tao prices.
Cape Panwa has no published rent figure at all
The quiet peninsula southeast of Phuket Town, with a marina and hillside condominiums. No source publishes a rent range for it. CHECK Neither the portal scrape nor either 2026 tracker carries one. Treat any quote as a single agent's opinion.
Who lives here: boat people, and anyone who wants to be left alone.
The drawback. You cannot price the area before you arrive, and you need a car for everything.
Good for: a marina berth, a second stay, and nobody's first six months.
Mai Khao and Nai Yang are the cheapest beachfront and the emptiest
Studios and one-bedrooms THB 8,000–16,000 ($240–490), the island's basic band, September 2026. The airport-side beach villages in the north hold the cheapest beachfront stock on Phuket.
Who lives here: frequent flyers, and people who want an empty beach.
The drawback. It is remote from the rest of the island and there is no bus. The Smart Bus starts at the airport and runs south, away from you.
Good for: frequent flyers, and anyone who has already done a west-coast season.

High season runs November to April. Shop between May and October, when the island is empty, and sign for twelve months.
Where not to live, and why
Rawai or Chalong, if you fly often. The airport is 60 to 90 minutes away and there is no fast road to it. Bang Tao is 30 to 40 minutes from the same terminal.
Patong, if you sleep lightly. Bangla Road runs past two, and Patong Hill jams twice a day. Neither shows up as a discount.
Anywhere on this island, if you will not ride. One bus line and three town routes are the whole network. Nothing else covers the island.
Three honest gaps. Nobody publishes a condominium vacancy series for Phuket. CHECK The season discount is agent lore, not an index. The research puts low-season deals at 20–40% off asking, one tracker puts high-season monthly rates 40–100% above low season (BAANLYY, 7 July 2026). CHECK Water is contested too. In March 2026 the governor said reserves would last 100 days without rain, and on 24 March 2026 officials said the dry season was covered. CHECK
