Bangkok vs Chiang Mai: which should you move to?
A comfortable month costs $2,180 in Bangkok and $1,584 in Chiang Mai. Cost is where the comparison starts, not where it ends.
Most readers moving to Thailand should pick Bangkok over Chiang Mai, for the trains, the hospitals and a real flat at every price. Chiang Mai wins for one reader — someone self-funding on under about $1,200 a month, with no February obligation, willing to ride a scooter. Chiang Mai is cheaper by $596 a month, $1,584 against $2,180 comfortable in September 2026, and 61% of that gap is one rent line.
Current at 9 September 2026. Dollars at THB 32.9 to US$1, the rate of 8 September 2026.

Three lines carry 87% of the difference
The two totals are the least useful figures here. The lines under them are the argument.
| Line | Bangkok | Chiang Mai | Gap | Share |
|---|---|---|---|---|
| Rent | THB 30,000 ($912) | THB 18,000 ($547) | THB 12,000 ($365) | 61.2% |
| Food | THB 18,000 ($547) | THB 15,000 ($456) | THB 3,000 ($91) | 15.3% |

| Everything else | THB 2,600 ($79) | 13.3% | ||
| Comfortable month | THB 71,700 ($2,180) | THB 52,100 ($1,584) | THB 19,600 ($596) | 100% |
Both columns come from the two books, September 2026. They are mirrored on what a month in Bangkok costs and the same month in Chiang Mai.
Rent is the whole comparison. Sixty-one per cent of the difference is rent; the rest is $231 a month. Fix your rent another way and only that $231 remains.
Food is a choice before it is a city. Bangkok, honestly prices an imported basket at THB 15,000 a month against THB 6,000 eating local (September 2026). That $270 swing is three times the city gap.
Two lines run the other way. Phone and internet cost more in Chiang Mai at the basic tier, THB 1,100 against THB 900. Basic transport is identical at THB 2,500. It buys trains in Bangkok and a rented scooter in Chiang Mai, against 14,144 motorcyclist deaths in Thailand's 17,447 road deaths in 2024 (Chiang Mai, honestly, September 2026). One rider's surgery ran THB 230,000 ($6,990) private against THB 72,000 ($2,190) public.
Then the cost no budget shows. Chiang Mai, honestly says the real price is not the rent. It is "a second address, or three months of travel, every year" (September 2026). At the comfortable line that is about $4,750 a year, which closes most of the $7,152 you saved.
CHECK Chiang Mai's comfortable month is $1,584 in the site's data, in Chiang Mai, honestly and in the free sampler, all dated 8 and 9 September 2026. Bangkok, honestly says $1,630, and the French edition repeats it. That cross-reference is stale, matching neither the $1,584 headline nor the $1,690 variant with a hot desk.
The research sheets under these books converted at THB 32.5 and THB 33, putting Bangkok at $2,205. The series later fixed its own rate at THB 32.9; the baht figures never moved (city research notes, 8 September 2026).
Cost is Chiang Mai's, and the margin is a house deposit
$596 a month is $7,152 a year and $35,760 over five years. The basic tier runs the same way, $778 against $970, though Kuala Lumpur is cheaper at both tiers, and Chiang Mai ranks third on basic, second on comfortable.
Numbeo confirms it on a like-for-like unit: THB 15,982 in Chiang Mai against THB 22,943 in Bangkok, 30.3% less (7 September and 24 August 2026). Its Chiang Mai sample is thin, so read that city as a range.
Chiang Mai wins cost, at both tiers.
The visa is one document and two different counters
Both cities run on the DTV — five years, multiple entry, 180 days an entry, a THB 10,000 ($304) fee, and one 180-day extension for THB 1,900 ($58). You show THB 500,000 ($15,200) held for three months (tdac.info, read 10 September 2026). Neither city lets you take a Thai employer or Thai clients; 180 days a year makes you a Thai tax resident either way (thaiembassy.com). The thresholds and the dates they moved sit on the Thailand DTV visa.
So the axis is settled at a counter. The residence certificate unlocks a driving licence and much else.
CHECK Whether a DTV holder can get that certificate is settled nowhere, and the fee differs — THB 200 in Bangkok, THB 500 in Chiang Mai. Bangkok's Immigration Division 1 issues to foreigners who file 90-day reports, and DTV holders there have been receiving two-year licences (expatden.com, 4 and 7 September 2026). Chiang Mai Immigration issues "mainly to long-term visa holders", and reports of success there could not be verified (thailandstarterkit.com, 7 September 2026). This is provincial practice, not a national rule.
From 15 September 2026 visa-free stays for Western passports drop from 60 days to 30 (Royal Gazette, 31 August 2026). One extension of 30 days costs THB 1,900 (tdac.info, read 10 September 2026). Land entries are capped at two a calendar year. Air arrivals are not, which favours the city with the airport.
The other change fell harder on Chiang Mai. Since 31 August 2026 a DTV must be lodged at the mission for your own nationality or residence, with a criminal-record clearance certificate now mandatory. So Vientiane takes only its own (issacompass.com, updated 10 September 2026). That old flight to Vientiane, and a visa a week later, is closed.
Bangkok wins the visa axis, on the counter and the fee rather than the rule.
Bangkok has 70 km of rail and Chiang Mai has none
The BTS alone runs 62 stations over 70 km and carries about 900,000 riders a day at THB 17–47 (Bangkok, honestly, September 2026). Five more rail systems and two boat networks surround it; contactless cards cap the Red and Purple lines at THB 40 a day since December 2025 (thethaiger.com). Chiang Mai's red songthaews are capped at THB 30 a ride, and about 100 of 1,000 registered still work (The Thaiger, 14 May 2024). Its RTC bus, relaunched in 2023, charges a flat THB 20 (en.wikipedia.org).
CHECK The tram goes to bidding in 2027, construction in 2028 and a 2032 opening (The Thaiger, 25 March 2026). Another report describes a 5 km first line, Mae Hia to Ratchaphruek (Thairath English, April 2026). Two reports of one project, and nothing has gone to tender.
Bangkok's counter-figure is real. You lose 22 minutes 59 seconds per 10 km, and 115 hours a year, to traffic (TomTom, 2025). No international index covers Chiang Mai; its congestion is anecdote. But Bangkok lets you avoid the road; Chiang Mai gives none. Its luxury budget allows THB 12,000 ($365) a month purely to stop riding (Chiang Mai, honestly, September 2026).
CHECK A common fare of THB 17–45 on all Bangkok lines is promised for early 2027 (thethaiger.com, 23 June 2026). The source does not say whether foreigners qualify. Its predecessor needed a Thai national ID in an app, which excluded them outright.
That predecessor charged THB 20 through the same "Tang Rat" app. The new fare rests on a THB 200 billion concession buy-back (thethaiger.com, 23 June 2026).
Fares are on getting around Bangkok and getting around Chiang Mai. Bangkok wins this axis, and not narrowly.
Chiang Mai's air is deeper and Bangkok's lasts longer
Chiang Mai hit PM2.5 188 µg/m³ and AQI 263 on 29 March 2026, first in the world that morning (openthemagazine.com, read 10 September 2026). Thailand's 24-hour standard is 37.5 µg/m³ and the WHO guideline is 15. Bangkok's worst documented city average was 58.1 µg/m³ in mid-January 2026 (Eco-Business, 16 January 2026). Chiang Mai's peak is 3.2 times deeper.
CHECK Chiang Mai, honestly carries a lower peak, AQI 206 and PM2.5 131 µg/m³ on 5 April 2026, the day three provinces were declared emergency disaster zones (The Thaiger, 5 April 2026). Different days in the same season, both real.
Bangkok's bad window is longer, December to April against February to April, and the city urged work from home on 29–30 January 2026 (The Thaiger, 28 January 2026). But Bangkok has never been declared a disaster zone over air. Chiang Mai's last two seasons both ended in one, and IQAir ranked it world's most polluted for five days in 2026 (thethaiger.com).
CHECK The annual averages cannot be compared, and the newer Chiang Mai figure is the lower one. Chiang Mai averaged 18.2 µg/m³ in 2025. Bangkok has no current annual at all, only 22.8 µg/m³ for 2019 (IQAir, read 10 September 2026). Its page was never refreshed.
Chiang Mai's own 2024 figure was worse, at 26.4 µg/m³ (IQAir).
Both cities are clean this week, AQI 30 in Bangkok and 33 in Chiang Mai (IQAir, read 10 September 2026). That is how people sign leases they regret. What burning season actually does sets out the ten weeks.
Bangkok wins on peak severity. Neither city wins the season.
What Bangkok has that Chiang Mai does not sell
A flat at every price. Five bands with real stock in all of them, a one-bedroom from THB 5,000 ($150) to over THB 130,000 ($3,950) (both books, September 2026). Chiang Mai has three bands, no ultra-luxury tier, and a ceiling near THB 38,000 that is roughly Bangkok's second band. The eight areas foreigners live in carry a rent range each.
Hospitals. Bumrungrad, Bangkok Hospital and Samitivej are world-class and English-speaking, and a specialist is usually free the same week. The Chiang Mai research holds no comparable figures.
Flights. Suvarnabhumi handled 62,902,183 passengers in 2025 and is served by 113 airlines, more than any airport on earth (en.wikipedia.org, read 10 September 2026). Chiang Mai handled 9,517,206 passengers in 2025, up from 9,082,071 in 2024 (Airports of Thailand), so Bangkok's airport is 6.6 times larger.
Resale, if you buy. Bangkok condos rose 1.95% year on year in the first quarter of 2026, the only rising segment in the metropolitan region (Bangkok, honestly, September 2026). Both books still say rent first.
What Chiang Mai has that money cannot buy in Bangkok
A landlord who needs you. Chiang Mai sits on 57 months of unsold condo stock, absorption at 1.6% a month, sales down 13.4% in August 2025. Bangkok's luxury still sells at 93%, with downtown asks forecast up to 15% higher in 2026 (both books, September 2026).
Less money before keys. The practical minimum deposit in Chiang Mai is one month, THB 25,000 ($760) on a THB 25,000 flat. Bangkok is firmly two months plus one in advance, THB 90,000 ($2,735) on a THB 30,000 flat (both books, September 2026). That is $1,975 up front, and renting in Chiang Mai covers the rest.
CHECK Since September 2025 the consumer protection board caps residential deposits at one month. It binds only landlords letting three or more units, and most Chiang Mai condo landlords own exactly one (thethaiger.com, 11 August 2026). The rule is national, so do not read Bangkok as exempt.
The retail price of a day. A cappuccino is THB 59–70 ($1.80–2.15) against THB 96–127 ($3.00–3.90), roughly half. Thai dinner for two is THB 650 ($19.75) against THB 1,200 ($37). Electricity benchmarks at THB 3.88 to 3.95 a unit against Bangkok's THB 4.20 to 4.70 (both books, September 2026).
A house you can walk home to. The province lists 2,604 villas for rent, 534 in Hang Dong, and a three-bedroom at Mae Rim runs about THB 30,000 ($912) (Chiang Mai, honestly, September 2026). Nimman is the only genuinely walkable modern neighbourhood there, and Bangkok's skywalks end around Asok.
The people doing your job. Forbes named Chiang Mai a top-eight digital-nomad city in 2026, and a hot desk costs about $106 a month (nomads.com, 10 September 2026). That lifts the comfortable line to THB 55,600 ($1,690).
Pick one on your situation, not on the totals
Pick Bangkok if:
- You earn $2,000 a month or more from a foreign employer, and the extra $596 buys trains, hospitals and flights.
- Something pins you to one address in February — a client, a school term, a partner's job — so you cannot leave for the season.
- You will not ride a scooter, you want no vehicle at all, or your flat sits outside Chiang Mai's three bands.
Pick Chiang Mai if:
- You are self-funding on under about $1,200 a month, and your income has no fixed location.
- You can be somewhere else from February to April, and you priced that trip before signing.
- You will ride, or you will pay THB 12,000 ($365) a month not to.
- You want a house with a garden, a walk to work, and a landlord sitting on 57 months of stock.
The 15 neighbourhood profiles in the two guides give every area its rent range, who lives there and its honest drawback.
Most readers should pick Bangkok
Defaults are usually defaults for a reason. Bangkok has the best transit in mainland Southeast Asia, real housing at every price and the region's best hospitals, and it holds the same five-year visa. At $2,180 a month you get a one-bedroom near a train, eat out most days, and still save. Nothing about moving to Chiang Mai beats that if you can afford Bangkok.
The reader who should pick Chiang Mai is a situation, not a demographic. Self-funding under about $1,200 a month, income with no fixed location, no February obligation, willing to ride. Bangkok's own book sends that reader away: "Your budget is under about $1,200 a month. You can do it, but you will do it better in Chiang Mai."
The condition attached is not optional. Chiang Mai at $1,584 is the best value in the series for nine months of the year. Price the escape before you commit. Both books set the same test — take a three-month lease starting in January, and decide nothing until you have lived through March.
Some readers should pick neither city. If you have asthma, COPD, a heart condition or a young child, and cannot spend three months a year abroad, do not sign in either. Chiang Mai is the clearest no here, with two seasons running ending in disaster declarations. Bangkok is no refuge, since January to March comes every year. Hua Hin is the alternative inside the ten and the budget: $941 basic, $1,812 comfortable in September 2026, clean air, a JCI-accredited hospital ten minutes away and a THB 478 coach to Bangkok. Be over 50 and drive, with no real airport. If your work needs a Thai employer or Thai clients, neither city works — the DTV forbids both.
What this page does not cover

- The driving-licence sequence, from the residence certificate to the 45-of-50 theory paper and the three-station practical
- The three-column monthly budgets, seven lines each, at basic, comfortable and luxury
- The grocery baskets, 12 priced items a city, and the shop to use
- "Things nobody tells you" — 11 items for Bangkok, 10 for Chiang Mai, from noisy sois to electricity markup
Both guides — Bangkok, honestly and Chiang Mai, honestly — are $58 bought separately and $49 together. See what's inside

Rent is the whole gap, so settle the map first. Where foreigners actually live in Chiang Mai prices seven areas with each drawback. If Bangkok wins, the meter and upfront rent come next, covered by renting an apartment in Bangkok. Weighing more than two cities? Compare all ten cities on rent, air and visas.
