Best time of year to move to Chiang Mai
Arrive in Chiang Mai between late October and January. The air is clean then, and the rain has stopped. Do not arrive between February and April. On 29 March 2026 the city topped the global air ranking, at AQI 263 and PM2.5 of 188 µg/m³ (openthemagazine.com, read 10 September 2026). Thailand's 24-hour limit is 37.5 µg/m³. The WHO guideline is 15.

Two burning seasons in a row ended in disaster declarations
The year has one good stretch, one wet one, and one that empties the city. Moving to Chiang Mai means picking which of the three you land in.
On 5 April 2026 Chiang Mai and two neighbouring provinces were declared emergency disaster zones over the air (The Thaiger, 5 April 2026). March 2025 ended the same way. Two seasons, two emergencies. Plan around the pattern, not a bad week.

Those figures are long-term averages from climatestotravel.com, read 10 September 2026. The book behind this page has no monthly temperatures. None of its sources had published any by 8 September 2026. So the page uses the web.
The totals do not agree. climatestotravel.com puts the year near 1,125 mm. weather-and-climate.com puts it at 1,197 mm. Both call August the wettest month, at 225 mm and 260 mm (read 10 September 2026). Do not read either to the millimetre. CHECK
September and October carry a flood watch. The Ping hit a record 4.93 m in September 2024 and reached the Night Bazaar (The Thaiger, 26 September 2024). Sources give different levels for the higher October peak. CHECK Which floors took water is in the best neighbourhoods in Chiang Mai.
The bad window is February to April, and it has numbers
Farmers and forest fires burn across the north and upwind. Chiang Mai sits in a valley ringed by hills. The smoke settles into it and stays.
The province banned open burning from 1 February to 31 May 2026. It burned anyway. From 1 January to 27 March 2026, 2,090 hotspots were recorded (openthemagazine.com, read 10 September 2026).

Hold those against two yardsticks. Thailand's own 24-hour standard is 37.5 µg/m³. The WHO 24-hour guideline is 15. The 29 March reading is five times the Thai limit and twelve times the WHO one.
The average year is over the line too. IQAir put Chiang Mai's 2024 annual PM2.5 at 26.4 µg/m³, read 10 September 2026. That is 5.2 times the WHO annual guideline of 5.
It lands on people. April 2026 brought severe lung cases in the north, including a 19-year-old tourist (The Thaiger, 19 April 2026).
No source here attaches a date to a fix. Two seasons running got worse. That is all anyone can honestly tell you.
If you have asthma, COPD, a heart condition or a young child
This is not a season you manage. It is a reason to pick another city. That is the clearest no in the Chiang Mai book.
Sign your lease in the rain, not in the cool months
The cheap months are May to October. The city empties of visitors and landlords know it. Agents quote 5–10% off asking for a twelve-month lease signed in low season. No published source carries that range. The research records it as agent lore. CHECK
The bigger discount is structural, and it ignores the season. Absorption is running at 1.6% a month, which is 57 months of unsold condo stock, up from 47 a year earlier (The Thaiger, 17 July 2026). The landlord needs you more than you need the flat.
October to January is high season. The discounts stop, and short leases cost a premium.
No one publishes a seasonal rent index here, and no vacancy rate either. So treat the low-season saving as a bargaining position, not a number you can bank.
The deposit and the meter matter more than the month you sign in. Both are on renting an apartment in Chiang Mai.
Come in January, and give it three months before you commit
Land in the first half of January.
You get three or four good weeks. Then February arrives. You see the city at its worst, and your commitment is short. Take a three-month lease, not a twelve-month one. If you still want Chiang Mai in April, you want it for real. Then sign the long lease in May or June, at the bottom of the season.
Time the visa with it. Visa-free stays for most Western passports drop from 60 days to 30 on 15 September 2026 (Royal Gazette, 31 August 2026). One extension of 30 days costs THB 1,900 ($58). A January-to-April trial does not fit. The DTV route gives 180 days an entry. Since 31 August 2026 you must apply from your own country.
If you cannot leave for February to April, price that now. A second address, or three months of travel, is the real annual cost here. The rent is not.
