Best neighborhoods in Bali for expats

Eight areas hold almost every foreigner in Bali, and the road between them sorts the rest. Canggu, Pererenan, Seminyak, Umalas, Ubud, Uluwatu, Sanur and Denpasar. A two-bedroom villa with a pool runs IDR 18–60M a month ($1,020–3,400) as of September 2026. There are almost no apartments here, so you are picking a house and a commute.

There are almost no condos, so the roads do the sorting

Other cities in this series sort housing by the walk to a station. Bali has no station and almost no towers. The stock is private-pool villas, small compounds, a few low-rise blocks, and kost boarding rooms. That is the first thing to learn about moving to Bali. You rent a house with a gate, then you ride. The sorting factor is scooter minutes. Canggu to Seminyak is six kilometres and can take thirty-five.

Rents below are two-bedroom pool villas, monthly, from Bali Home Immo and Bali Villa Hub asks read on 8 September 2026. One-bedroom figures need a warning. Portals put a Canggu one-bedroom at IDR 28.4M a month. Propertia puts core Canggu one-bedrooms at IDR 12–18M (13 August 2026). CHECK Portals quote monthly lets, which carry a short-stay premium. Propertia quotes yearly deals. Both are 2026, and the gap is about half.

Canggu is the centre of nomad Bali, and of its traffic

IDR 30–60M a month ($1,700–3,400). Berawa and Batu Bolong. Surf, gyms, beach clubs, and every coworking space that matters. A nomad spends $3,326 a month all in, with a hot desk at $200 (Nomads.com Canggu, 10 September 2026).

Who lives here: remote workers under forty, first-timers, and surfers. Most hold the E33G remote-worker KITAS, which needs a foreign employer paying US$60,000 a year. The Indonesian remote worker KITAS sets out who qualifies.

The drawback. The traffic is the worst on the island. The book puts three kilometres at thirty minutes at peak. Bali Discovery reported on 22 June 2026 that a five-kilometre run once taking ten minutes now takes over an hour. CHECK Nobody publishes a traffic index for Bali, so both figures are observation. The relief road starts construction in 2027.

Good for: your first year, and anyone who need not be anywhere on time.

Pererenan and Seseh are the quieter Canggu, for now

IDR 25–45M ($1,415–2,550). Ten minutes further out, and the cheapest one-bedrooms on this coast at IDR 8–14M (Propertia, 13 August 2026). Nuanu Creative City sits at Nyanyi, 44 hectares in Tabanan, open in stages since 2024.

Who lives here: couples, families, and people who did Canggu once.

The drawback. The rice-field view is the product, and it is being sold. Bali lost 6,521 hectares of farmland between 2019 and 2024, nine per cent of the total (BPN data via The Bali Sun, 31 December 2025). This is where the new build is heading.

Good for: second-time residents, and anyone who wants to sleep.

Seminyak has the best food on the island and the worst drainage

IDR 25–40M ($1,415–2,265). The established resort strip, with Petitenget beside it. The highest restaurant density in Bali, older villas, and a walkable beach path. One-bedrooms start near IDR 15.6M (Propertia, 13 August 2026).

Who lives here: people who eat out five nights a week.

The drawback. It floods. Water passed one metre in Sanur, Kuta, Legian and Seminyak in late February 2026 (The Bali Sun, 27 February 2026). That is more recent than the 2025 monsoon the book records, and it hit the same streets.

Good for: food, walking, and anything off the ground floor.

Umalas and Kerobokan trade walkability for space

IDR 28–45M ($1,585–2,550). The compromise between Seminyak and Canggu. Low-rise, family-heavy, Frestive and Pepito nearby, Sunset Road to the airport. One-bedrooms run IDR 10–16M (Propertia, 13 August 2026).

Who lives here: families who want a garden and no beach-club noise.

The drawback. There is nothing to walk to. You are on a scooter for everything, coffee included. In the new complexes, ask about common-area fees of IDR 0.5–2M a month ($28–113). CHECK No portal publishes that figure, so it comes from listing terms rather than a schedule.

Good for: families, car owners, and space per rupiah.

Ubud runs cooler, slower and slower online

IDR 18–40M ($1,020–2,265). Inland and uphill, so a few degrees cooler. Yoga, jungle, and the oldest foreign community on the island. An expat spends $1,925 a month here against $2,423 in Canggu (Nomads.com, 10 September 2026). One bus route reaches the Monkey Forest at IDR 4,400 ($0.25).

Who lives here: older arrivals, writers, and anyone who can skip the sea.

The drawback. The internet. Ubud averages 14 Mbps against Canggu's 25 (Nomads.com, 10 September 2026). It rains more, the roads are narrow, and road collapses closed routes near Ubud in March 2026. The airport is an hour away in good traffic.

Good for: writers, retirees, and work that survives a bad line.

Uluwatu sits high enough not to flood, and far enough to hurt

IDR 22–45M ($1,245–2,550). The Bukit peninsula, taking in Bingin and Pecatu. Cliffs, the best surf, and high ground that now carries a premium for it. One-bedrooms run IDR 12–20M and up (Propertia, 13 August 2026). The 12-kilometre South Ring Road broke ground on 27 July 2026.

Who lives here: surfers, developers, and people who price flood risk.

The drawback. This is where the demolitions happened. Structures at Bingin Beach were razed from 21 July 2025 for spatial-planning breaches. The book counts 45 businesses. Bali News counted about 48 buildings (14 June 2026). CHECK No official list was published, so the count varies by who did the counting. The airport is still 40 to 60 minutes away.

Good for: surfers, high ground, and anyone who will not commute.

Sanur is where you live if health comes first

IDR 29–50M ($1,645–2,835). East coast, calm water, and a promenade you can cycle. Fast boats reach the Nusa islands in thirty minutes. Bali International Hospital anchors the Sanur health zone, 41.26 hectares carrying about IDR 10.2 trillion of planned investment ($626M). One-bedrooms go for IDR 8–15M (Propertia, 13 August 2026).

Who lives here: retirees, families with small children, and anyone managing a condition.

The drawback. It is the least fashionable address on this page and residents say so. Nightlife means a restaurant. It is an hour from Canggu in traffic, and it flooded in February 2026.

Good for: retirees, cyclists, and a hospital in the same postcode.

Jimbaran, Nusa Dua and Denpasar are where the money goes furthest

Denpasar three-bedroom IDR 7–10M ($395–565). Jimbaran and Nusa Dua are resort enclaves with the international schools. Denpasar is the actual city, with malls, cinemas, hospitals and rents a fifth of Canggu's. Numbeo put a Denpasar one-bedroom in the centre at IDR 6.8M ($385) on 30 July 2026.

Who lives here: local salaries, and families tied to a school.

The drawback. South Kuta, covering Jimbaran and Nusa Dua, was declared a rabies red zone in July 2025. Denpasar is hot, traffic-bound and has no beach life, which is why almost no foreigner picks it.

Good for: school runs, local salaries, and city people.

Ride the route before you sign. Take the road from the villa to the two or three places you will go each week, at six on a Friday evening. That one ride tells you more than every listing photo.

Where not to live, and why

Any villa on green-zone land, in any area. Farm-zoned rice field can be built on and then cleared. Bingin on 21 July 2025 is the proof, and Governor's Instruction 5/2025 bans farmland conversion. Get the zoning in writing before a long lease. What a foreigner can own in Indonesia explains why the paperwork never gets safer than the zoning.

Core Canggu, if you work online and to a clock. The median line runs at 25 Mbps (Nomads.com, 10 September 2026) and five kilometres can take an hour (Bali Discovery, 22 June 2026).

Ground floor on low ground in Kuta, Legian or Seminyak. February 2026 put over a metre through those streets, and the rent is no lower for it.

Denpasar, if you came here for Bali. Your money goes furthest and your reason for coming goes first.

One honest gap. Nobody publishes a vacancy rate for Bali. CHECK The villa managers' association said in June 2026 that competition is forcing prices down on poorly kept stock, and asking rents rose anyway. Without a vacancy series, "push on price" is agent lore rather than a measured fact.
