Renting an apartment in Bali
Bali landlords want the whole year in advance. On a real Canggu two-bedroom asking IDR 265M a year ($15,014), you hand over about IDR 285M ($16,147) before you get keys, deposit included. Agents cost you nothing, because owners pay them. Figures are September 2026, at IDR 17,650 to the dollar.

The payment schedule is the shock, not the rent
Yearly contracts are the norm, and two-year contracts are common. Owners ask for the full term at signing, or at least half (expat.com, November 2025). Monthly payment is negotiable, and it costs more per month.
Rent itself is not the problem. Numbeo's Bali one-bedroom in the centre read IDR 17.28M a month ($979) on 10 September 2026, against IDR 17.4M on 5 September. CHECK Same 38-contributor sample, refreshed, and thin for a whole island.
Nothing about moving to Bali prepares you for paying twelve months at once. Plan the cash before you plan the flight.
What you actually hand over before you get keys
Here is a real listing, priced out. A two-bedroom villa in Canggu Padonan asks IDR 265M a year (Bali Home Immo RF7704, read 8 September 2026). That is IDR 22.1M a month, or $1,251.

Owners pay the agency 5 to 10% of the annual rent. CHECK No agency publishes its commission, so that band comes from portal terms, not a rate card.
One month of deposit is normal on a monthly let. On a yearly let, expect IDR 10–30M. CHECK Indonesia has no statutory rule on rental deposits, so a refund dispute has no regulator to go to.
On a two-year Canggu contract, expect at least US$20,000 before you move in (expat.com, November 2025).
This is why people arrive on a monthly Airbnb. The Canggu monthly median is US$3,703 (Nomads.com, September 2026). Two months of that costs less than signing the wrong year.
The meter question you ask at every viewing
PLN is the state utility, and its price is low. On connections of 1,300 to 2,200 VA it charges IDR 1,444.70 per kWh. Above 3,500 VA the rate is IDR 1,699.53. That is $0.082 to $0.096 a unit. Kompas confirmed both figures for the tariff week of 8 to 13 September 2026, and the rate has not moved since 2022.
Prepaid token meters are the norm. Some villa owners bill you themselves instead, at IDR 2,000 to 3,000 per kWh. CHECK No regulator publishes that practice, so the range comes from tenant and listing reports, not a tariff sheet.
Do the arithmetic: it beats the deposit. A villa with two air conditioners and a pool pump runs IDR 1.5–3M a month at PLN prices ($85–170). Numbeo puts Bali utilities at IDR 1.46M ($83) on 5 September 2026. At the state rate, IDR 2M buys about 1,380 units. Re-billed at IDR 2,500, that same power costs IDR 3.46M. The gap is IDR 17.5M a year, near enough $990.
So ask one question. Is there a PLN token meter I top up myself, or do you bill me?
Internet is your problem, not the landlord's. Yearly villa lets rarely include it. IndiHome lists 100 Mbps at IDR 280,000 a month and 150 Mbps at IDR 310,000 ($15.90 and $17.60). CHECK IndiHome's price page errored when fetched on 10 September 2026, so those are September 2026 research figures. Biznet, the Canggu favourite, publishes no price list. Test the line before you sign.
Furnished is settled here, so check the other three things
Almost every villa comes fully furnished, kitchen and linen included. Nobody argues about beds here. Spend the viewing on these.
- Backup power. The island lost all electricity on 2 May 2025 when the Java–Bali cable failed. PLN warns of more shortages without new infrastructure.
- Flood risk. Water passed one metre in Kuta, Legian, Seminyak and Sanur in late February 2026 (The Bali Sun, 27 February 2026).
- The water source. Mains PDAM or a well. Ask which, and ask who pays. Tap water is not drinkable anywhere on the island.
Area decides both the flooding and the price. The eight areas foreigners rent in gives a rent range and an honest drawback for each.
Five to fifteen per cent off, and only in the right month
Ask 5 to 15% off asking when you pay a year up front. CHECK No portal or association publishes a discount range, so that is agent practice rather than a measured figure.
The market behind it is contradictory: supply is exploding and asking rents keep rising. Bali Home Immo showed 288 yearly Canggu villa listings on 10 September 2026, two-bedrooms asking IDR 212M to 520M a year. The villa managers' association said in June 2026 that competition forces even good villas to let cheaply, and poorly kept ones cheaper still.
Nobody publishes a vacancy rate for Bali. CHECK Without a vacancy series, nobody can say how soft the market is, including the agent quoting your discount.
Timing beats bargaining. Owners hold empty stock in February, March, October and November. In July and August you have none. The band table in Bali, honestly prices five property types, from kost rooms to branded villas, and names examples in each.
The portals people actually use
- Bali Home Immo. The biggest agency portal, AREBI-registered: 893+ monthly listings island-wide, 288 yearly in Canggu (10 September 2026).
- Bali Villa Hub, Kibarer, Bali Exception. Owner and agency marketplaces. Bali Villa Hub charges tenants no booking fee.
- Mamikos. Kost rooms, where a IDR 3M-a-month budget goes.
- Coliving.com. The Berawa from US$1,393 a month, Kuta co-livings at US$520–650 (September 2026).
- Facebook groups. Canggu Community, Bali Villa Rentals, Ubud Community. The cheapest deals live here, and so do the worst.
Your landlord has to report you, and that is your problem too
Every accommodation must report foreign guests to immigration: your villa owner and your kost, not just hotels. If you hold a KITAS, you also register your address for an SKTT.
Check your landlord actually files it. An unreported address is the thread immigration pulls when it audits a foreigner on the wrong visa. The Indonesian remote worker KITAS sets out the permit that reporting hangs on.
Get the lease bilingual and notarised. The Indonesian term for the rental right is Hak Sewa. The order runs: view, reservation deposit, sign, pay the balance.
Four ways people lose money renting here
Nominee "freehold". Someone offers to hold the land title in an Indonesian person's name for you. It is illegal and unenforceable, and 2025 was the year Bali began proving it. The defence: rent instead. What a foreigner can own in Indonesia explains why no version of this works.
A villa on green-zone land. Farm-zoned land gets built on, and then cleared. Structures at Bingin Beach were razed from 21 July 2025 for spatial-planning breaches. Parq Ubud is the other name people mention. The defence: get the zoning in writing first, and never prepay two years without it.
An unlicensed villa. The Ministry of Tourism has pushed booking platforms to accept only villas holding an NIB business registration, with compliance due mid-2026 (The Bali Sun). The defence: ask for the NIB number before the deposit. CHECK No delisting date has been published, so nobody can say when unlicensed stock goes dark.
Subletting the villa you rent. Foreigners re-renting rooms they lease is an immigration target, not a grey area. The defence: do not, whatever the landlord says about the spare bedroom paying for itself.
