Best time of year to move to Ho Chi Minh City
Arrive in the first week of November. September is the wettest month here, at 490 mm (Vietnam Institute for Building Science and Technology normals, read 10 September 2026). December to February is the worst air of the year. November sits between the two, at 128 mm. Take six months from there and you live through the bad air before you commit.

December to February is the bad window, and it is the air, not the rain
There is no cool season and no cold month. Moving to Ho Chi Minh City means mean temperatures of 27.3 °C to 29.5 °C every month (climate normals, read 10 September 2026). What changes is the rain and the air, and they move in opposite directions.
The dry months are the dirty months. Inversions hold traffic exhaust over the city, and 8.5M motorbikes sit under it.
The rains clean the air and the dry months trap it

The air numbers that exist, and the ones that do not
The city read AQI 112 on 8 September 2026, Phu Nhuan 125 and Di An 71 (IQAir via Ho Chi Minh City, honestly, September 2026). Two days later the same source read 64 across 53 stations (iqair.com, 10 September 2026). Both are rainy-season readings. One day's number tells you nothing. The season does.
Vietnam scores air on VN_AQI, six bands from 0–50 for good to 301–500 for hazardous (vi.wikipedia.org, 10 September 2026). Its own PM2.5 limit, under QCVN 05:2023/BTNMT, could not be verified from a primary source. No number for it appears here.
The WHO annual guideline for PM2.5 is 5 µg/m³. Vietnam's national average of 29.7 µg/m³ is 5.9 times it (iqair.com, read 10 September 2026). CHECK The same page also quotes older WHO figures of 10 annual and 25 over 24 hours.
For this city the record is thinner. The book found no annual figure retrievable in September 2026. CHECK IQAir's country page lists 25.3 µg/m³ for Ho Chi Minh City, five times the guideline, but it dates from 2019. The 29.7 national figure is dated 2024 in the series research and 2025 by IQAir. Two things survive. This city is cleaner than Hanoi, which averaged 46.9 µg/m³ in 2019 (en.wikipedia.org, read 10 September 2026). December to February is the bad window, every year. If you have a respiratory condition and cannot leave in winter, that sentence is the whole page.
Rain is a housing decision, not a weather report
The rain is not the problem. Where it goes is. High tides put water on Nguyen Huu Canh and in Thao Dien with or without rain. November 2025 Saigon River peaks reached 1.72–1.78 m (Tuoi Tre via JIJI Press, 2025). Land in September and you view flats at peak tide. Land in February and the low streets look dry. Nothing in the rent moves with the season, but Tet moves everything else
There is no seasonal rent cycle in this city. No published series shows one, and nobody should quote you one.
The city-wide ask is 6.7M VND ($258) across 29,623 listings, down 4.3% on the month and up 3.1% on the year (Nhatot.com, 8 September 2026). Expect 5 to 10% off the ask on a twelve-month lease in any month. CHECK That range is agency practice, not a published figure.
Tet is what the calendar controls. It falls on 6 February 2027, after 17 February 2026 (en.wikipedia.org, read 10 September 2026). The city closes for days and anything that moves costs more. Do not schedule a move, a signing or an official appointment in the fortnight either side.
Sign six months, not twelve. That puts the renewal decision after the bad air and after April, when highs reach 34.5 °C. The flexibility has a price. A Vinhomes Central Park one-bedroom runs $600 to $750 on a year, against $1,100 to $1,200 short-term with services (rentapartment.vn, 8 September 2026). It buys an exit before your first February.

Come in the first week of November
Three dry weeks to find a flat. Then the air turns in December, and you meet the bad window as a resident. By late April you have had the heat. That is the whole year in six months, on a lease you can leave.
Avoid two windows. September, when 490 mm and peak tides land while you carry boxes. And the fortnight around 6 February 2027.
Your entry stamp sets the length of the test, so read Vietnam visa options first. Watch the tax line. A lease of 183 days or more can make you a Vietnamese tax resident (Ho Chi Minh City, honestly, September 2026). So can 183 days in a calendar year, or in your first twelve months.
If you can only visit once before deciding, come in January. It shows you the worst of the air and almost none of the rain, at 12 mm. Buy the air purifier before December, not during it.
