Best time of year to move to Hua Hin
Arrive in September or October. The town is empty, landlords want tenants, and rents soften from April through October (huahinjapan.com, 10 August 2026). Avoid arriving in January or February — the weather is the year's best and the housing market its tightest. April is the month that tests you: above 35 °C, and seven districts here were declared drought disaster zones in May 2026.

The best weather here arrives with the worst rental market
Hua Hin runs on two calendars that point opposite ways. The pleasant one peaks from November to February. The useful one peaks from July to October.
Quality stock runs 80 to 90% occupied in high season (huahinjapan.com, 19 May 2026). Owners hold their asking price from November to March and soften from April to October (huahinjapan.com, 10 August 2026). So anyone moving to Hua Hin picks between the weather they came for and a landlord who will deal.
April decides whether this town suits you, and you want a lease rather than a hotel when it lands.
The year, month by month, as a resident rather than a guest
Annual rainfall is 997 mm, from 13 mm in February to 260 mm in October (climate-data.org, 1991–2021 normals).

The bad window is April, and it is about water rather than heat
Two windows are worth planning around. One is serious.
The air dips in November and December, to monthly means of 33.5 and 38.5 µg/m³ against an annual mean of 21 (IQAir, 2019 series, read 10 September 2026). Thailand's own 24-hour PM2.5 limit is 37.5 µg/m³, and the World Health Organization guideline is 15. A monthly mean is not a 24-hour reading, so read those two figures as a season and not a breach.
Water is the real one. In May 2026 seven districts of Prachuap Khiri Khan, Hua Hin among them, were declared drought disaster relief zones. That covered 18 sub-districts and 159 villages, 34,700 households and more than 68,000 people. Over 543 million litres of water were trucked in (huahin.localplus.city, 26 May 2026).
Being one of Thailand's driest resort towns is pleasant in February and a structural problem in April.
You will also be quoted dam levels, and you should not repeat them. A Pran Buri Dam level of 14 to 15% of capacity sits on an undated page. A level of 29.7% on 25 March, with rationing from 05:00 to 10:30 announced on 6 April, is also undated and traces to 2024. CHECK
Rain is the third window, and a nuisance rather than a threat. October floods some inland lanes. A second source puts October nearer 200 mm than 260 (holiday-weather.com, read 10 September 2026), and no Thai Meteorological Department series exists. CHECK

Where does this building's water come from in April? What storage is on site? What happened here in the last bad year?
A landlord who quotes you a dam percentage has read the same undated page you did.
Sign for twelve months, and sign them in the low season
Leases run six or twelve months, and furnished is the default. A twelve-month lease costs 15 to 25% less per month than a three-month one (ananasinsider.com, 22 July 2026). Take the twelve.
July to October is when an owner faces an empty unit with no season behind it. November to March is when the same owner has a holiday tenant to compare you against.
Cha-Am has a rent index. Hua Hin has none. Cha-Am condo rents averaged $744 in July 2026, down 6.5% on January, across 268 listings (Hipflat, July 2026).
Two months deposit plus one month in advance is ordinary, which is THB 60,000 ($1,824) on a THB 20,000 flat. Whether the tenant-protection rules bind your landlord turns on the unit count, which renting in Hua Hin sets out.
Arrive in the last week of September
Land in the last week of September, sign a twelve-month lease in October, and buy nothing for a year.
That buys the emptiest market of the year, an owner with an unlet flat, and one full April before you commit capital. It also puts your first annual Thai retirement extension in a quiet month at the Thap Tai office.
One date changes the arithmetic this year. From 15 September 2026 visa-free stays for Western passports fall from 60 days to 30, published in the Royal Gazette on 31 August 2026. One extension of 30 days costs THB 1,900 ($58). Arrive on a proper visa, not the exemption.
