Renting an apartment in Koh Samui
You pay three months at signing on Koh Samui: two months deposit plus one month of rent in advance. On a THB 60,000 pool villa that is THB 180,000, about $5,471, before you hold a key. That is the September 2026 norm, and the agent costs you nothing, because the landlord pays.
"Monthly" means two prices here, and they differ by three times
Ask which one you are quoted before anything else. A holiday monthly rate is the nightly rate times about twenty-five, the industry's own formula (horizonhomes-samui.com, 10 June 2026). A three-bedroom pool villa at THB 10,000–18,000 a night lists at THB 250,000–450,000 a month ($7,600–13,680).
A long-stay rate is a six or twelve-month lease at 30 to 60% below that. The same villa lets at THB 40,000–90,000 ($1,216–2,736). Anything under six months is billed at holiday rates, so nothing else about moving to Koh Samui costs you as much as getting this wrong. The size of that discount is not settled. The same agency guide reads 30 to 60% in one place, 30 to 50% in another. CHECK

Pay by bank transfer, not cash (horizonhomes-samui.com, 10 June 2026). A holding deposit sits between viewing and contract and comes off the first payment, but no Samui agency publishes a figure for it. CHECK
Twelve months is standard and prices better than six. Good contracts carry a diplomatic clause, letting you leave after six months on 30 to 60 days' notice. Without one, breaking the lease forfeits the deposit. Leases over three years must be registered at the Land Office (Civil and Commercial Code, s.538).
A legal ceiling sits on that figure. The Notification of the Contract Committee B.E. 2568, gazetted 6 June 2025 and effective 4 September 2025, caps the total taken at signing at three months' rent (tilleke.com, 2025). Agencies here still describe it as binding landlords who let five or more units, the 2019 threshold. The 2025 notification lowered that to three. CHECK They also cite a flat 30-day deposit refund. The notification says immediately at lease end, seven days after an inspection, or 14 where repairs are deducted. CHECK A private owner letting one villa is arguably outside it anyway.
Electricity costs you more over a year than the deposit you argued about
The Energy Regulatory Commission held the national average at THB 3.95 a unit, excluding VAT, for September to December 2026 (nationthailand.com, 22 July 2026). It then cut it again, to about THB 3.89 a unit from the September bill. The first 200 units are charged no more than THB 3 each (nationthailand.com, 12 August 2026). Use the 12 August figure. Reports of the same cut give the new average as both THB 3.86 and THB 3.89. CHECK
Villas and small blocks here ignore that and bill a flat resort rate of THB 4 to 8 a unit ($0.12–0.24). Ask which one you are on, in writing, before you sign.
A villa billed THB 10,000 a month at 8 baht a unit is burning about 1,250 units. Those same units at THB 3.89 cost THB 4,863. The difference is THB 5,137 a month ($156), or THB 61,644 a year ($1,874). One agency also reports landlords adding 20 to 50% on utility bills (horizonhomes-samui.com, 10 June 2026). Insist on meter readings at the government rate.
Monthly bills, September 2026: no air conditioning THB 500–1,500 ($15–46), heavy air conditioning with a pool pump THB 5,000–10,000 ($152–304). The pump is the line people forget. Water is THB 200–500 metered ($6–15), or 500–1,500 with a pool. Fibre is THB 600–900 ($18–27) and rarely included, against an island median measured speed of 28 megabits (nomads.com, 9 September 2026).
Furnished is the default, and the exception is at the cheap end
Furnished is universal on the expat stock, kitchen and linen included (horizonhomes-samui.com, June 2026). Pool and garden service comes with a managed estate. Day-to-day maintenance is yours.
The exception is the bottom of the market. A two or three-bedroom Thai house at THB 12,000–25,000 ($365–760) is let unfurnished, no pool, Thai kitchen or none (September 2026).
You sign a bilingual contract with an inventory. Photograph every item on it the day you move in. That is what the deposit argument runs on.
Fifteen to twenty per cent is the real negotiating room, and it comes from the term
The documented figure is 15 to 20% off for twelve months rather than six (horizonhomes-samui.com, 10 June 2026). Further wet-season discounting, October to December, is agent lore with no published series. CHECK
The market condition behind it is that nobody publishes one. No vacancy or unsold-inventory series exists for Koh Samui. One agency reports rising unsold stock in Maenam (samuipropertygroup.com, June 2026). Another says liquidity is constrained, because many resale villas sit in Thai company structures that are hard to transact (charlesdel.com, April 2026). CHECK So you negotiate blind.
Where you sign moves price far more than haggling. A Nathon studio is THB 7,000–12,000 ($213–365). A Choeng Mon villa is THB 80,000–200,000 ($2,432–6,079), September 2026. Read which area suits you first. The Samui guide sets those rents out across five bands, naming the estates in each.
The portals, and the market that is not on them
- The FazWaz group — FazWaz, Thailand-Property, Dot Property, Hipflat. It carried 836 Samui villas on 9 September 2026 and prices most three-bedroom stock at THB 75,000–125,000 ($2,280–3,800), against THB 60,000–85,000 at the long-stay agencies.
- Long-stay specialists — Horizon Homes, Three Seasons Properties (180-plus long-term listings), Samui Housing, Lazudi, Conrad Properties, Samui Villa.
- Facebook groups — Koh Samui Long Term Rentals, Samui Community, Koh Samui Expats, Koh Samui Digital Nomads. A large share of the real local market.
- Nowhere online — rooms at THB 4,000–7,000 ($122–213) and Thai houses in Nathon, Maenam village and the Lamai back streets.
Your landlord has 24 hours to tell immigration you are there
That filing is the TM30, under section 38 of the Immigration Act. If your landlord skips it, the penalty is theirs and small — not more than THB 2,000 ($61) for an ordinary householder (s.77).
The cost lands on you, so keep the original. You need the TM30 to get a certificate of residence, and that gets you a Thai driving licence. Koh Samui Immigration is at Maenam Soi 1, and the certificate is often not same-day. That address and document list date from 30 December 2022. CHECK
The 90-day report, form TM47, is yours, not your landlord's. File it online, from 15 days before the deadline to 7 days after.
Three scams here, and the specific defence for each
Forged construction permits. A municipal clerk allegedly sold forged Or.1 construction permits at about THB 100,000 each ($3,040). It was caught in October 2025 and made public on 21 March 2026, with more than 100 questionable permits found island-wide. Owners face demolition exposure under section 42 of the Building Control Act, and that reaches a tenant. The defence: check the permit number against municipal records, not the agent's folder. The Samui Model task force had 98 cases open and 21 demolition orders by January 2026, and two villas were demolished in August 2024.
Cloned listings. Photographs are lifted from a genuine listing and reposted at a low rent, then a holding deposit is asked for before any viewing. The defence: no money before you have stood inside the property. Pay by bank transfer to a payee name that matches the contract. Never cash.
Rental-scooter damage claims. You hand the bike back and get billed for scratches that were already there. The defence: film every side before you ride away. A rental scooter carries only compulsory cover, worth THB 30,000 to 80,000 of medical costs ($912–2,432), and no insurer covers damage to the machine.
