Best neighborhoods in Koh Samui for expats

Seven areas hold almost every foreigner on Koh Samui. One 51-kilometre ring road connects them, so an address here is really a position on that road. Long-stay villa rents run THB 15,000 to 200,000 a month ($456–6,079) as of September 2026 — Bangrak at the bottom, Choeng Mon at the top.

The ring road is the city, and it is 51 kilometres long

Route 4169 circles the island, with one spur out to Choeng Mon and Plai Laem. Everything you will do after moving to Koh Samui sits on it. Chaweng to Lamai is 15 to 20 minutes by car, Chaweng to Bophut the same, and the east coast to Nathon 30 to 40 minutes (insidesamui.com, June 2026). Pick your area by the two or three places you go every week.

Then the part that decides the rest. There is no bus, no train and no commuter ferry. Songthaews — converted pickups with bench seats — run in daylight, thin out sharply after dark, and have no fixed fare list. Living here is a driving life, so read how you actually get around the island before signing anything. Sources also disagree on ride-hailing. Grab's own Samui airport page and 2026 island guides say Grab covers the island. An October 2025 guide says Grab and Bolt do not work reliably here. CHECK

On this island the word "monthly" carries two prices. A holiday monthly rate is the nightly rate times about twenty-five. A six or twelve-month lease runs 30 to 60% below it, which is the single biggest saving in renting here. Every figure below is a long-stay price for a two or three-bedroom pool villa, September 2026. Each was re-checked on 9 September 2026 against Horizon Homes' 2026 rental guide, which prints the same ranges.

Bophut and Fisherman's Village is where most people land first

THB 40,000–90,000 ($1,216–2,736) for a pool villa. Apartments THB 18,000–35,000 ($547–1,064). September 2026.

The default expat choice. Converted shophouses hold boutiques, galleries and restaurants, with a Friday walking street through them. It is the island's most walkable strip, which here is a real distinction. Families cluster because both main schools sit in this sub-district — the International School of Samui and the French IFDS (school directories, read 9 September 2026). Fifteen minutes to the airport.

The drawback. Entry-level stock is thinning and land prices have risen sharply, so the cheap end of this range is getting hard to find. The hillside access roads above the village are steep and bad in heavy rain.

Good for: families, first arrivals, anyone who wants to walk somewhere.

Chaweng is the only place on the island that behaves like a town

Chaweng one-bedroom apartments THB 15,000–25,000 ($456–760). Chaweng Noi hills THB 45,000–120,000 ($1,368–3,647). September 2026.

The commercial heart. Four kilometres of beach, the island's only mall, both cinemas, and a 4 a.m. drinks licence — Ko Samui is one of five districts in Thailand that hold one. Short-let occupancy runs 70 to 85%, the highest here. Above the bay, Chaweng Noi is the ridge agents call Millionaire's Mile, and it carries the top prices.

The drawback. Chaweng has the most noise and the most petty theft of any area. The box jellyfish net at Chaweng has also been permanently removed, while Lamai still has a 100 m × 7 m net (boxjellyfish.online, September 2026). Stings run June to October and peak July to September.

Good for: people who want a town. Separately, people who want a ridge.

Choeng Mon buys five minutes from the airport at the island's top price

THB 80,000–200,000 ($2,432–6,079). September 2026.

The priciest long-stay bracket on Samui, covering Choeng Mon and Plai Laem. A quiet northeastern enclave: calm shallow bay, low density, the Big Buddha. It is five minutes from Samui Airport.

The drawback. There are few independent restaurants and little beachfront. You will drive for dinner most nights, on roads unlit outside the towns.

Good for: families, and anyone buying privacy.

Maenam has the cheapest credible pool villas and the only flat ground

THB 35,000–65,000 ($1,064–1,976). September 2026.

The value north coast, taking in Bang Por. Six kilometres of fine sand, calm swimmable water, and flat terrain — genuinely rare on a hilly island. Retirees and first-time buyers concentrate here, because the rents are the lowest of any pool-villa area.

The drawback. Nightlife is thin and it is 20 to 30 minutes to the airport and to Chaweng. The west-coast hill roads are difficult in heavy rain. One agency also reports rising unsold inventory in Maenam, but nobody publishes a vacancy series for Koh Samui, so the claim cannot be checked. CHECK

Good for: retirees, first-time buyers, anyone who wants level ground.

Lamai runs younger and prices about THB 10,000 under Bophut

THB 30,000–60,000 ($912–1,824). A new four-bedroom pool villa was verified at THB 110,000 ($3,343). September 2026.

Lamai, on the map as Maret, is the wellness and nomad end. Yoga studios, raw-food cafés, surf bars and a younger crowd. Fifteen minutes to the airport and fifteen to Fisherman's Village.

The drawback. Capital appreciation has lagged the northeast for years. The bar strip is still a bar strip, smaller than Chaweng's but audible nearby.

Good for: nomads, wellness people, anyone under forty.

Bangrak is three minutes from the airport and the cheapest expat-grade address

THB 15,000–35,000 ($456–1,064). September 2026.

Big Buddha Beach, on signs as Bangrak. The Koh Phangan and Koh Tao piers leave from here, beside older villa stock and a few low-rise blocks. It is three to four minutes from the airport, the shortest run of any residential area.

The drawback. The beach is narrow, and some properties sit directly under the flight path. Bangkok Airways ran 58 to 60 daily flights over New Year 2025–26.

Good for: budget arrivals, and people who fly monthly.

Nathon is where the paperwork is, and where the rents stop

Studios and rooms THB 7,000–12,000 ($213–365). September 2026.

Nathon is the working town: the main pier, government offices, banks and the cheapest rents on Samui. Taling Ngam and Lipa Noi, south of it, face west over the Ang Thong marine park. Land there is being banked on the cruise terminal. The THB 12.172bn project sits at Laem Hin Khom in Taling Ngam, with construction from 2029 and opening targeted for 2032 (Nation Thailand, 27 August 2024).

The drawback. It is 30 to 45 minutes to the airport and the north coast, with almost no retail. A car is not optional here, and nothing you want on a Friday night is nearby.

Good for: paperwork, sunsets, being left alone.

Two cross-checks sit around that table and both are thin. Numbeo puts a one-bedroom in the centre at THB 27,589 ($839) and a three-bedroom at THB 60,000 ($1,824), from 38 contributors over 18 months (numbeo.com, 3 July 2026). That sample skews foreign. The second cross-check does not exist, because Expatistan has no Koh Samui page. CHECK Villas are reported as 88.6% of all Samui listings, but that is one agency's own data with no published method. Where not to live, and why

Chaweng Beach Road, if you intend to sleep. The 4 a.m. licence is the point of that street, and it is a poor place to keep an address. Take the ridge above it, or Bophut, and drive in.

Any steep hillside plot you have not driven in the rain. The best views sit on unsealed private spurs, and the agents selling them call the access challenging in rain. The rules there are unsettled too. One family of sources sets the build limit on slopes of 35 to 50 degrees, another on gradients of 35% or steeper. Those readings differ by roughly a factor of two. Anywhere on a building permit you have not had a lawyer read. The "Samui Model" task force had 98 cases open and 21 demolition orders by January 2026, and two luxury villas were demolished in August 2024. In March 2026 forged construction permits surfaced, sold at around THB 100,000 each, with more than 100 questionable permits island-wide.

And nowhere at all, if you will not drive. That is the honest answer for anyone who cannot ride a scooter or hold a licence. The licence question also touches your Thailand DTV visa and your insurance.

Water is the constraint nobody prices in. Rationing began on 3 August 2026, with production of about 16,000 m³ a day against demand of roughly 34,000 m³. The Provincial Waterworks Authority gave no end date. Sources disagree on the mechanics: one reports two rotating zones, another three. CHECK Ask any landlord how large the villa's storage tank is, in cubic metres, before you discuss rent.
