Renting an apartment in Pattaya

You pay two to three months of rent before you get keys in Pattaya. That is one month booking deposit plus one to two months security. On a THB 16,000 flat that is THB 32,000 to 48,000, about $973 to $1,459, in September 2026. The agent costs you nothing, because the landlord pays. Ask for the annual rate, not the advertised one.

The advertised rent is not the rent

That gap is the most useful thing anyone moving to Pattaya can know.

Across 3,423 live listings the average one-bed asks THB 21,830 a month ($664). A studio asks THB 16,051 ($488). The floor on that portal is THB 8,000 ($243) (PropertyScout, read 10 September 2026).

An agency quoting real twelve-month Jomtien deals gives one-beds at THB 10,000 to 16,000 ($304–486) (superagent.co, 24 April 2026, updated 22 June 2026).

Both are true. They are different products. The portal average carries holiday lets and beach towers. Its top end runs to THB 2,590,000 a month (PropertyScout, 9 September 2026). Numbeo lands between, at THB 19,417 ($590) in the centre and THB 12,750 ($388) outside (Numbeo, 12 August 2026).

What you hand over before you hold a key

One month as a booking deposit, plus a security deposit of one to two months. Here it is on a THB 16,000 flat.

The agent is free to you. The landlord pays, usually one month's rent. CHECK That is custom, not law, and no rate is published (nestopa.com, 16 June 2026, read 10 September 2026).

Terms are six or twelve months. Shorter deals cost 15 to 20% more than the annual rate. Landlords now refuse most of them (superagent.co, April and June 2026).

A let under 30 days needs a hotel licence, and Pattaya condo boards police that (nestopa.com, 16 June 2026). A lease over three years must be filed at the Land Office to bind anyone (thailawonline.com, 5 September 2026).

Your deposit is not the last month's rent. It earns no interest.

The meter has two prices, and only one is the state's

Ask this at every viewing. Who bills the power, and at what rate per unit?

The Provincial Electricity Authority charges about THB 3.8 a unit on the first 150 units. Above 400 units it is about THB 4.7 ($0.12–0.14). A fuel charge sits on top. Most condos bill a flat resort rate of THB 6 to 8 a unit ($0.18–0.24). Serviced flats charge THB 7 to 9 (pattayaknowledge.com, 19 May 2026, read 10 September 2026).

It is legal. It is also a 50 to 100% markup.

Run the air on all day and it is THB 5,000 to 15,000 ($152–456). Cooling is 60 to 80% of the bill.

A THB 3,000 bill at THB 6 a unit would be THB 2,000 at the state rate. Over a year that gap is about THB 12,000 ($365). That is most of your deposit back.

CHECK Pattaya, honestly has the regulator freezing the national average at THB 3.95 a unit ($0.12) for September to December 2026. The page it cites no longer states that (pattayaknowledge.com, read 10 September 2026). Price off the 3.8 to 4.7 tiers. Treat anything over THB 4.7 as a markup.

Budget THB 1,500 to 3,000 a month ($46–91) in extras on top of rent, plus about THB 639 ($19.40) for internet (superagent.co, 2026; Numbeo, August 2026). CHECK No per-unit Pattaya water rate could be verified anywhere, so none is printed.

Furnished is the default, so the inventory is your job

Almost every Pattaya condo lets furnished, bed included. The move-in photos are then the best ten minutes of your lease.

Shoot every mark and every appliance. Attach the set to a bilingual contract as an inventory. Deposits come back on evidence, not on memory.

One-beds here are small, at 22 to 41 sqm in the mid band and 33 to 55 sqm on the beachfront (listings, 9 September 2026). Common-area fees are the owner's cost and should never reach your bill.

You are bargaining against a glut, and the glut has numbers

The Eastern Seaboard holds about 42,000 unsold condo units. That is near two years of supply (CBRE Thailand, via kitalent.com, May 2026). Pattaya launched 6,997 units in one half-year. Colliers judged the market should not take 4,000 a year (Pattaya Mail, 15 September 2024).

It has not cleared. The Agency for Real Estate Affairs still calls this a clear oversupply, worst in Jomtien and the south beach front (Pattaya Mail, 20 February 2026). CHECK That report prints no figures at all, only the words.

Then tourism fell. Some hotels reported 15% occupancy in 2026, against a 60 to 70% low-season norm. The Chonburi tourism federation put the visitor drop at 20 to 30% (The Pattaya News, 2 July 2026). Owners who bought for holiday lets now compete for you.

So what comes off? The one figure with a date is the term premium, in reverse. Sign for twelve months and you dodge the 15 to 20% that shorter deals carry (superagent.co, April and June 2026). CHECK No discount percentage is published for Pattaya rents. Ask which floors are empty, and make your offer against that.

The portals that actually carry Pattaya stock

PropertyScout is the deepest, at 3,423 rental listings on 10 September 2026. FazWaz sits behind it, and also runs Thailand-Property, Dot Property and Hipflat. DDproperty and Livinginsider carry real stock too.

Facebook groups and Russian-language Telegram channels are cheaper and messier. Deals close on LINE.

CHECK No listing-share data ranks them. That list is what held Pattaya stock when fetched, on 9 and 10 September 2026.

Pick the area before the portal. Rents across the six areas foreigners actually live in differ by tens of thousands of baht.

Your landlord owes immigration a form within 24 hours

That form is the TM30. Your landlord must tell immigration a foreigner sleeps at the address, within a day of your arrival.

Chase the receipt and keep it. You need it for your 90-day report, for a residence certificate, and so for a Thai driving licence.

The 90-day report is the TM47, and it is free. The window opens 15 days before and shuts seven days after. Miss it and the fine is THB 2,000 ($61). Get caught at a checkpoint and it is THB 5,000 ($152). Every re-entry resets the clock (thailawonline.com, 5 September 2026).

Most long-stay residents here hold the Thai retirement extension, renewed yearly at Jomtien Immigration. The TM30 receipt is on its document list.

Ask how many units your landlord lets, before you talk about rent. An owner with one flat acts like a private seller. A firm running a whole floor has bylaws, a rental desk and a resort meter.

Two scams that recur here, and the question that stops each

The flat you never stood inside. The price sits well under market. The owner is said to be abroad. You pay the deposit by QR code and the keys never come.

The defence. Never pay for a flat you have not walked through. No viewing, no money.

The tenant who signs as the owner. A real key opens a real flat. The person holding it is subletting without consent, and your lease is worth nothing.

The defence. Ask for the title deed, the chanote. Check the name on it against the name on your contract.
