Best neighborhoods in Pattaya for expats
Six areas hold almost every foreign resident of Pattaya: Naklua and Wongamat, Pratumnak Hill, Jomtien, Central Pattaya, East Pattaya, and Na Jomtien with Bang Saray. Distance from the nightlife strip sorts them, and it sets the price. A one-bed flat runs THB 10,000 to 55,000 a month ($304–1,672) on listings and agent quotes read 9 September 2026.

A few kilometres separate Walking Street from Bang Saray
That gap is the whole choice. Walking Street sits at the south end of the town centre. Bang Saray is a fishing port, 15 to 25 minutes further south. Both are Pattaya. They are not the same life. Anyone moving to Pattaya picks one end of that line first.
So pick the end first. Pick the block second. Do it the other way round and you get a good flat in a bad spot.
One thing sorts this map more than the beach does. It is how far you sit from a hospital, and from Jomtien Immigration. Four private hospitals sit in the town. Two more are 30 to 40 minutes north. CHECK That count comes from a site that pools other sites (pattayaknowledge.com, February 2026). No world accreditation was confirmed for any of them.
Naklua and Wongamat is the quiet end, and you pay for it
One-bed THB 25,000–55,000 ($760–1,672). Three-bed to THB 90,000 ($2,736) and up. Live listings, read 9 September 2026.
Across 672 listings the mean one-bed is THB 25,061 ($762). A studio runs THB 19,750 ($600) and a two-bed THB 51,992 ($1,580). That two-bed mean is the top of the town (PropertyScout, 9 September 2026).
The north end has beach towers, a working fish pier and a weekend food market. Older couples live here, from north Europe, France and Germany. It is walkable inside itself. Almost no other part of town is.
The drawback is price. You pay near twice a Jomtien long-stay rate for the same rooms.
One expat guide puts a Naklua one-bed at $400–700 (THB 13,160–23,030), and calls the area 10 to 20% cheaper than Jomtien (moodtravelabroad.com, read 10 September 2026). CHECK That guide carries no date and no method. It fights a mean built from 672 live listings. Trust the listings.
Good for: retired couples who want the sea and no bar noise.
Pratumnak Hill has the view, and a new neighbour every week
Studio THB 14,000 ($425). One-bed THB 26,669 ($811). Three-bed THB 88,294 ($2,684). Means across 484 listings (PropertyScout, 9 September 2026).
The hill sits between South Pattaya and Jomtien. Sea-view blocks, quiet lanes, no through traffic. Second-time residents settle here, with couples and Bangkok weekenders.
The drawback is churn. Short lets fill 65 to 75% of the year here, the most in town. The flat next door turns over week by week. CHECK That is an agent's guess. Nobody tracks empty flats in Pattaya at all.
It is also a hill. A March 2026 guide names the walk up in the heat, and the ride you need to reach town or Jomtien (Pattaya Pointer). A baht bus crosses the hill. Most people here ride a scooter.
Good for: couples, and anyone who found Central Pattaya too loud.
Jomtien is the long-stay heart, and the glut sits here
Studios THB 10,000–16,700 ($304–508). The mean one-bed on listings is THB 25,742 ($782). A twelve-month deal gets THB 10,000–16,000 ($304–486). Means from 902 listings (PropertyScout, 9 September 2026). The long-stay band is an agent's, not an index (superagent.co, 24 April 2026, updated 22 June 2026). CHECK Pattaya has no rent index at all. Read the low end as what a resident pays.
Six kilometres of beach road, condo blocks, cafés and a night market. Pensioners, Russians, Scandinavians and French. Jomtien Immigration is here. That matters once a year, and once every ninety days. The Thai retirement extension is the main way in to this town. It is not a nomad city.
Two drawbacks, both real. Most of the unsold and half-built stock sits here and on the south beach front (Agency for Real Estate Affairs, via Pattaya Mail, 20 February 2026). And it floods.

Good for: pensioners on a retirement extension who want flat ground and a walk to the sea.
Central Pattaya is the loudest address in town
One-bed THB 12,000–25,000 ($365–760). Two-bed THB 20,000–32,000 ($608–973). Agent bands (superagent.co, April and June 2026).
Beach Road, Second Road, Central Festival and the Soi Buakhao belt. The baht bus loop passes your door. Short-let owners, working foreigners and the bar trade live here.
The drawback is noise, and it does not stop. A March 2026 guide also rates the beach here poor, and the prices a tourist trap (Pattaya Pointer, March 2026). This is not where you put a family.
Good for: short-stayers, and anyone who works in the trade.
East Pattaya buys a garden and forces a car payment
Local names: Nong Prue, Khao Talo, Siam Country Club.
Rents sit THB 2,000–4,000 a month ($61–122) under town rates (superagent.co, April and June 2026). Sale prices are the cheapest in the market, at THB 45,000–60,000 the square metre ($1,368–1,824) (muangthai-realestate.com, 20 October 2025).
Inland houses, gardens, pools and golf. Long-settled families and golfers. Makro is here. So are the British and German food shops.
The drawback is water. Khao Talo and Khao Noi flood worst of all. Roads go under by 10 to 50 cm after hard rain. They have done so in the same spots for forty years (Pattaya Mail, 8 September 2025).
This is newer than the book. The city raised 275 metres of the rail-side road from 30 cm to 60 cm. The work ran from 17 February to 7 March 2026. A wider drain phase is due in 2027 (Pattaya Mail, 26 February 2026). That fixes one road, not the area.
No baht bus runs out here. A vehicle is not a choice.
The same undated guide puts a three-bed house with a garden at $700–1,200 a month (THB 23,030–39,480). CHECK No date, no method, no second source. It is the only house rent on record here, so it is printed with the warning attached.
Good for: homes with a car, golfers, anyone who wants a garden for the price of a flat.
Na Jomtien and Bang Saray trade the town for the coast
One-bed mean THB 20,806 ($632). Two-bed THB 40,143 ($1,220). From 51 listings (PropertyScout, 9 September 2026). That is a thin sample.
The quiet south coast runs down toward Sattahip. It is 15 to 25 minutes from the sprawl. A fishing village, low-rise blocks, and homes run under hotel names. The foreign group here is small and keeps to itself.
The drawback is distance, and the let market shows it. Short lets fill 50 to 58% of the year, the least in town. CHECK An agent's guess again, not a count. Buy here to live in, not to let out.
Good for: people who want the coast and not the town.

Baht bus fares rose on 10 April 2026 (The Pattaya News, 10 April 2026). CHECK No source gives the old fare, so the size of that rise is not known.
Do not price rail into any row. Three monorail lines are planned. The environmental study was still being redone in August 2026, with a new report due near January 2027. A private firm pitched the mayor on 1 September 2026 (The Pattaya News, 13 August and 2 September 2026). Nothing is being built.
Where not to live, and why
Three strips are not family ground. Walking Street in South Pattaya. Soi 6 in North Pattaya. The Soi Buakhao and LK Metro belt. That name is earned. It is also small, and fixed to a map. Live a mile away and you will never see it.
The rest of the map is where families and couples live. That means Wongamat, Pratumnak, Na Jomtien, Bang Saray and East Pattaya. CHECK No city hall list says so. The edges of that list are what locals agree on, not a drawn line.
An NGO head put the local sex-worker count at up to 50,000. The Child Protection Center helped 70 children hit by their parents' work (ABC News, 1 July 2026).
No Pattaya crime data could be found from any source, state or press. So this page makes no safety claim on either side. Distrust a page that does.
One more address to avoid, at any rent.
A 56-storey tower and two 49-storey towers are going up on the same Jomtien beach road. That noise is not background. Ask what is going up next door before you sign.
