Cost of living in Pattaya
A single person lives in Pattaya on THB 30,400 a month ($924) at the basic level, THB 62,100 ($1,888) comfortably, and THB 167,500 ($5,091) at the top. Those totals include rent, food, health insurance and utilities, at September 2026 prices and THB 32.9 to US$1. Rent is the line you can move most.

The portal average is THB 21,878. A real annual flat is THB 10,000–16,000
Rent is the biggest line in the budgets below. It is also the number this town publishes worst.
Portal averages across 3,416 listings put a one-bed at THB 21,878 a month ($665) (PropertyScout, 9 September 2026). Agents quoting genuine twelve-month deals put a Jomtien one-bed at THB 10,000–16,000 ($304–486) (superagent.co, 24 April 2026, updated 22 June 2026). Holiday lets sit inside the portal data and lift the mean. The top listing in it asks THB 2,590,000 a month.
CHECK Pattaya has no rent index. Both figures are asking prices from private sources, not a measured series.
The gap is widening in your favour. Hotel occupancy ran 30 to 40% in May 2026, against a 60 to 70% low-season norm (thepattayanews.com, 2 July 2026). Owners who bought for holiday lets now chase annual tenants.
Numbeo lands between them, at THB 19,417 ($590) in the centre and THB 12,750 ($388) outside it (Numbeo, read 10 September 2026). So budget the low end. Anyone moving to Pattaya negotiates from there. Your address moves it again, and the six areas of Pattaya run from THB 10,000 to THB 55,000 for one bedroom.

Basic buys an older studio in Nong Prue. Comfortable buys a modern one-bed in Jomtien or on Pratumnak. Luxury buys a two or three-bed on the Wongamat seafront.
CHECK The health insurance rows are estimates, not quoted premiums. Nobody publishes cover priced by age band here, and the typical resident is 55 to 75.

Expatistan reads the same shelf differently. It gives bread at THB 27, a lunch menu at THB 159 and chicken at THB 118 a kilo (Expatistan, 8 September 2026).
CHECK Two things you will buy sit in neither index. Imported cheddar has no index price. Local cheese runs THB 518 a kilo ($15.75), and imported goes two to three times that. Ground coffee is not tracked for Pattaya by either site.
What costs more here than the headline suggests
- Health insurance. THB 2,500 to 18,000 a month ($76–547) above. A Non-O-A extension demands cover of THB 3,000,000 or US$100,000, at every extension since 1 October 2022. A Non-O demands none. The Thai retirement visa rules separate the two.
- Electricity. Most condominiums bill a flat resort rate of THB 6 to 8 a unit ($0.18–0.24). The government tariff was frozen at an average THB 3.95 ($0.12) for September to December 2026. That markup is legal, and the Pattaya renting page covers who charges it.
- Imported food. A local lunch costs THB 110 ($3.34). Two hundred grams of imported cheddar runs THB 200 to 320 ($6.10–9.70). Wine and dairy carry the same gap.
- Petrol, priced from the wrong source. Numbeo says THB 49.19 a litre ($1.50) in August 2026. National retail for Gasohol 95 was THB 38.29 ($1.16) on 2 September 2026. CHECK The two measure different grades, so neither is wrong.
What is genuinely cheap, with the figures
- Eating out. Lunch THB 110 ($3.34). Dinner for two THB 1,200 ($36.50). Meals out beat Phuket across the board, which is a real argument for this city over that island.
- Getting about. A baht bus is THB 15 to 20 a ride ($0.46–0.61). Fares rose on 10 April 2026 (The Pattaya News, 10 April 2026).
- Bills. Internet THB 639 ($19.40) for 60 Mbps or better. Phone THB 389 ($11.80). A gym THB 1,419 ($43) (Numbeo, read 10 September 2026).
- Bangkok. The coach takes two hours and costs THB 148 ($4.50).
The mistake here is the utilities line, not the rent
Numbeo puts basic utilities for an 85 m² flat at THB 3,101 a month ($94), read 10 September 2026. That is a government-tariff number. Almost nobody pays it.
On a resort rate, a studio runs THB 1,500 to 3,000 ($46–91). A one-bed runs THB 2,000 to 5,000 ($61–152) at three to six hours of cooling a day. Leave the air conditioning on and it is THB 5,000 to 15,000 ($152–456). Cooling is 60 to 80% of the bill.
The second mistake is paying by the month. Month-to-month and quarterly deals cost 15 to 20% more than the annual rate. CHECK That range comes from one agency, because no index measures it.
Where these figures and the aggregators disagree
Numbeo puts one person at THB 20,110 a month ($611) before rent, read 10 September 2026. Add its own out-of-centre one-bed at THB 12,750 and you reach THB 32,860 ($999). That sits 8% above our basic column. The two sources agree.
Numbeo has also moved since the book. The book cites THB 20,145 from 48 contributors on 12 August 2026. The page now reads 49 contributors and 582 entries, updated 9 September 2026. Use the newer figure.
Expatistan sits higher, at THB 37,082 ($1,127) including rent (Expatistan, 8 September 2026). CHECK That page rests on fewer than five contributors, and it refused a fetch on 10 September 2026. Nothing on it could be re-read today.
For a family of four, Numbeo says THB 72,910 ($2,216) before rent and Expatistan THB 78,308 ($2,380) with rent. The book carries no family figure.
